Garden Maintenance for Kensington’s Mixed Housing

Kensington garden maintenance covers both established Federation gardens and investment properties. A fortnightly visit handles mowing and edging front and back, verge tidying, bed weeding and mulching, with mature shrubs and hedges pruned on their own seasonal cycle.

Kensington has two distinct garden populations living on the same streets. There are long-held Federation and California bungalow homes with established front gardens and mature planting, and there are investment properties where the garden needs to be low-maintenance and consistently presentable.

The established gardens tend to have genuine structure: a front lawn with defined borders, mature shrubs, sometimes a hedge that has been in place for decades. These need proper horticultural attention rather than just cutting.

The rental stock needs something different. Reliability matters more than refinement, and the schedule has to run without an owner on site to coordinate it, holding presentation steady through tenancy changes.

Established Gardens and Rental Properties

Mature planting around Kensington’s older gardens is an asset that is easy to damage. Established shrubs and long-standing hedges respond well to correctly timed, moderate pruning and badly to occasional hard cutting, which can take a full season to recover from.

Getting that right is mostly about cycle rather than effort. Two to four trims a year for most hedge species, light shaping through spring and autumn, structural work in late winter, and the planting stays dense rather than opening up.

For rental properties the priority is different. A schedule that keeps lawn, edges and beds consistently tidy means the property never needs a rescue clean-up between tenants, which is both cheaper and faster than the alternative.

Street Presentation Across Kensington

Kensington frontages are generous by Eastern Suburbs standards, with real setbacks and verges. That means lawn edges, verge condition and border lines are doing most of the presentation work, and all three are easy to hold with a regular cycle.

Established street trees contribute a steady leaf load, heavier through autumn. Kerbside collection in the Randwick City Council area runs on a set cycle that rarely matches a maintenance visit, so what we clear leaves with us the same day.

For borders, species that clip well and tolerate full sun hold their line between visits with minimal fuss, which suits both the owner-occupied gardens and the rental stock.

Family Homes, Share Houses and Investments

Owner-occupied homes with established gardens usually run fortnightly, with hedging and mature shrub work scheduled separately on its own cycle.

Rental and share properties generally suit a fixed fortnightly or monthly cycle focused on lawn, edges and keeping beds from closing over.

Larger blocks with substantial rear lawns often move to weekly through the growth peak from October to March and drop back over winter.

Where a garden has been neglected past the point of upkeep, a once-off restoration visit comes first; where a lawn needs replacing entirely, that is landscaping.

Why Kensington Owners and Landlords Use Greenz

Established gardens need someone who can tell the difference between a shrub that needs shaping and one that needs renovating. Our team are qualified horticulturists, which is what protects mature planting rather than gradually degrading it.

Greenz Gardenscaping has run since 2014, and for landlords the practical benefit is that the schedule continues without needing to be managed, including between tenancies.

Full green waste removal is included every visit, we are public liability insured, and quotes are written after seeing the property with a fixed itemised scope.

HIGHLY RECOMMEND.

We engaged Greenz to do a major gardening clean up and general lawn service on the family home. We’re busy people and really just don’t have the time to maintain the yard, so the yard and gardens really were out of control.

The team were FANTASTIC. Just WOW.

The boys cleaned up the gardens and the yard (a huge undertaking), and the yard and gardens have not looked or felt better. From the initial consultation right through to the finishing touch ups, the attention to detail, personalised service and value for money are +++.

We will absolutely be using your services again.

Thank you, Greenz!

Before they came, my yard looked like it was sponsored by chaos. Adam and Ben and the rest of the team were instrumental in turning my garden from something that was so average to an amazing oasis. They were honest and open in all communication and gave professional and cohesive advice that catered to my original vision but it turned out so much more than I could have ever hoped for. If I could give more stars I would but alas only can do 5 so 5 it is! I’m pretty sure my plants are now living a better life than I am.

I have been using Greenz for over 10 years to maintain my gardens and have found them to be exemplary. They always show up when they say they will, and are affable, knowledgeable and committed to doing their job properly. Whichever team shows up they have always done an excellent job and satisfied any specific requests that I have had of them. The owner, Ben, comes to my home periodically to review the work that has been done and to discuss any additional work which I might want to undertake, which I appreciate greatly. I cannot recommend this business highly enough. Keep up the great work.

Frequently Asked Questions

Common Questions Before You Call

What Kensington homeowners, landlords and property managers ask most often.

Can you maintain an investment property without me being there?

Yes. Fixed-schedule maintenance runs without the owner present and continues through tenancy changes, so the property never needs a rescue clean-up between tenants.

How often should a Kensington garden be serviced?

Fortnightly suits most properties, moving to weekly through the growth peak from October to March. Rental properties with simple gardens often work well on a monthly cycle.

How do you handle mature shrubs and old hedges?

With moderate, correctly timed pruning rather than occasional hard cutting. Most species here need two to four trims a year, with light shaping in spring and autumn and structural work in late winter, which keeps them dense rather than opening up.

Do you maintain the verge?

Yes, verge mowing and tidying is included. In Kensington the verge is a real part of how the frontage reads.

What about the autumn leaf drop from street trees?

It becomes part of visits through the drop months rather than a separate clean-up, and everything cleared leaves with us.

Can you take on a garden that has been neglected?

Yes. Neglected gardens start with a once-off restoration visit to get back to a maintainable baseline, then move onto a regular schedule.

Do you provide invoices suitable for a property manager?

Yes. Quotes and invoicing work fine for managed properties, with a fixed itemised scope agreed before work starts.

Is maintenance different from landscaping?

Yes. Maintenance keeps the existing garden in order on a cycle. Re-turfing, new planting layouts and paving are landscaping work.
